What Are Your Gas Safety Responsibilities?
As a landlord, you must follow the rules put in place by the Gas Safety (Installation and Use) Regulations 1998, which is the current gas legislation and requires all the gas appliances, your gas boiler, chimneys, flues, fireplaces, and fittings to be working properly and safely.

What is a Gas Safety Inspection?
To keep your North London property and tenants safe, it is essential that an annual inspection of your gas appliances, flues, and chimneys is carried out. The process will take up to an hour and will either offer peace of mind that your appliances are deemed safe for another year, or you will be told what maintenance is required for your landlord’s gas safety certificate. During the inspection, one of our qualified engineers will check:
-Appliances: Gas appliances such as ovens will be inspected to ensure it is burning at the correct operating pressure and may check gas hobs to ensure they are functioning properly with no sign of leakage.
-Ventilation Passages: These will be checked to make sure there are no blockages and are working properly to ventilate the property. Blockages can be caused by a build-up of dirt and grime so keeping them clean is essential.
-Transference of Gases: Your gas safety engineer will check to make sure harmful gases are being cleanly transferred out of the property and won’t become trapped or allowed to build up over time.
If no faults are found, you will receive a landlord gas safety certificate that will last for 12 months and copies must be given to tenants within 28 days of the inspection. When faults are found, your engineer will explain the faults identified and record them, arranging a follow-up visit to fix any problems. Notices will be issued and appliances may be switched off. Only a gas safe registered engineer can remove these notices.
